Hanson Home Prices Hold Narrow Range as Disclosed Sales Top Out at $625

HANSON -- Ten property transfers were recorded in Hanson last month, but sale prices were disclosed in only four of them, with the top disclosed sale reaching $625 on Whitman Street.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded 10 property transfers in Hanson between June 26 and July 25. Sale prices were disclosed in four of the 10 transactions. Among those four, prices ranged from $450 to $625, with a median of $512. The remaining six transfers listed no consideration amount, a pattern common in trust and estate filings. Based on the raw count, the period showed moderate activity, though the low rate of price disclosure limits what can be concluded about overall market values.

TOP SALES 822 Whitman St. sold for $625 on July 10, the highest disclosed price of the period. Dian L. Black and the estate of Pauline Gertrude Black were the sellers; Liza M. Telford and Ryan Lenane were the buyers.

556 Monponsett St. sold for $535 on July 2. David Dasilva was the seller; William Rice and Ubis Rice were the buyers.

24 Bowker Ave. sold for $490 on June 29. Cassandra Sydney Wakefield and Kamri Thomas were the sellers; Alyssa Shanahan and Theodore Lovell were the buyers.

A Hanson property, listed in deed records without a street address, sold for $450 on July 13. Scott A. Siereveld and David A. Siereveld were the sellers; Kelsey A. Croghan and Stephen J. Croghan III were the buyers.

NEIGHBORHOOD BREAKDOWN No two sales in the period occurred on the same street. Transfers were recorded on Whitman Street, Crescent Street, State Street, Gorwin Drive, Gray Lane, Monponsett Street, Stonebridge Drive, Reed Street and Bowker Avenue, plus one property listed without a specific street address. Among the four disclosed sales, all fell in a narrow band between $450 and $625; no price tier breakdown beyond that range is possible given how few prices were disclosed.

MARKET NOTES Six of the 10 transfers recorded no sale price, and several appear to move property within the same family or into a trust, based on shared names in the grantor and grantee fields. At 218 Crescent St., the buyer, Amanda C. Turini, is also listed among the sellers alongside the estate of Mildred H. Landry. At 679 Gorwin Dr., Kathleen F. Moriarty is listed as both seller and buyer, the latter as trustee. At 48 Stonebridge Dr., Andre Rosenberg and Indira Moffet are listed as both sellers and buyers, the latter as trustees. At 150 State St., 260 Gray Ln. and 174 Reed St., the grantor and grantee share the surnames Pishkin, Fedele and Bullens, respectively, with the properties moving into or between family trusts.

One of the 10 transfers, at 48 Stonebridge Dr., Unit 14, involved a condominium unit at Stonebridge Commons. The other nine deed records did not list a unit number. No square footage, bedroom or bathroom data was available from the registry records for any property in this period.
