Hanson Planning Board Flags Fire Access, Coverage Concerns on Eight-Building Industrial Proposal

HANSON -- March 10, 2025, Hanson Planning Board flags fire access, lot coverage, and wetland concerns on a proposed eight-building industrial expansion at 1272 Main Street. Town Planner Antonio DeF presented the special permit application filed by Tracy White with the Zoning Board of Appeals, noting the existing site is already over its allowable impervious surface coverage before any new construction is added. Board members questioned whether a proposed 24-foot-wide access road would accommodate emergency vehicles or large delivery trucks, called for the front and back lots to be formally combined before coverage calculations can be reconciled, and raised concerns about proximity to the Pembroke Brook and a potential sign bylaw violation at the park entrance. The board voted unanimously to continue the Housing Production Plan public hearing, with consultant Karen Sundberg nearing a final draft, to April 28, and unanimously approved an ANR plan reconfiguring five parcels at 524, 480, and 512 Pleasant Street to resolve a longstanding encroachment involving sheds and landscaping equipment. The board's 1272 Main Street comments are advisory, with the ZBA and Conservation Commission holding formal approval authority.
